Does Chatgpt help or harm?

One of the things that came up again and again this last spring with the increased usage of ChatGPT or AI is the comment, "Well, that's not what I learned online, or I heard otherwise through ChatGPT."
It is a great tool, I use it too, but some of the information is skewed, incorrect or even old information. AI is intelligent to a point, and it only draws on the online information out there.
There is a TON of old information information out there, and there is a lot of fear mongering out there, but I'd like to let you know about newer info.
IN 2014 and in 2017, Spain passed laws of transparency regarding property sales and mortgages respectively. There was a lot of illegal purchases and a lot of shady deals with mortgages, and now there are huge laws in place protecting you as a buyer.
What does this mean? Notaries, which are more like judges of the peace, have to prove that the sale is legal. The taxes are paid up. The community fees are current. The money is legal. The persons involved are real people. and the property is registered correctly within the registrar and catastral and the energy certificate is in vigor (this lasts 10 years).
For me as a real estate agent, I have to produce all the appropriate paperwork to the notary or the sale WON"T go through. Its a ton of paperwork. Before, in the not too distant past, wool was pulled over a lot of eyes, and lawyers were necessary to prove otherwise, and now, its a lot harder for something shady to happen.
